To offer independent living with amenities and planned social activities for seniors within the larger, mixed-use, transit oreinted neighborhood development.

OUTCOME
A vibrant, mixed-income independent living community for seniors integrated into the thriving Highlands' Garden Village community. 


Competed in 2000, the Cottage Hill Senior Apartments create both economic and inter-generational diversity within Highlands’ Garden Village. Cottage Hill is a vital element in enhancing the sense of community throughout Highlands’ Garden Village and the surrounding neighborhood.

Cottage Hill consists of 63 units of independent living for seniors 62 years and older. Of the 63 units, 40% are rented as affordable apartments and the remaining are rented at market rents. There is a mix of one and two bedroom and studio apartments ranging in size from 395 square feet to 997 square feet. All units include energy efficient appliances and windows. Many recycled and recyclable materials were used in the construction of the building, which was built around a south-facing courtyard that features raised gardening beds.

The development offers a small health facility, lobby area and an activities room where residents gather for small potluck dinners and share social activities such as a weekly movie night and card games. A small library offers donated books and a small movie video selection for everyone’s use.

The construction was partially financed through HUD 234 credit enhancement of city issued tax-exempt bonds, 4% tax low-income housing tax credits, State and City Home funds and owner equity.
