Montauk Harbor is one of the busiest commercial fishing ports in New York State, and a major destination for over 20,000 tourists every summer. The Town of East Hampton asked Jonathan Rose Companies to plan a smart growth redevelopment strategy that would address the challenges facing the area.

The community’s concerns included: outdated zoning, substandard housing for seasonal and lower income workers, decaying visual character, lack of quality of place near the docks, conflicts between land uses, inadequate waste water treatment and parking infrastructure.

Jonathan Rose Companies collaborated with landscape architect, Lee Weintraub, to conduct a series of community workshops resulting in recommendations for the revitalization of area housing, fishing, business, and infrastructure.

Sample recommendations made by our team included turning a two-way loop road into a one-way loop and adding parking on both sides of the street. This proven cost-effective solution calms traffic and adds parking in front of the retailers’ doors. Other initiatives included the development of affordable employer-owned seasonal housing based on a model that our firm successfully implemented in Aspen, Colorado.
